PROPERTY MANAGEMENT CASE STUDY: VILLAGE WALK CONDOMINIUMS

Village Walk Condominiums is a charming gated community in San Diego, comprised of 161 individually-owned units built in 2005. The property features a pool, spa, fitness center, and playground. The grounds are well-maintained and the homeowners association runs like a well-oiled machine, but this wasn’t always the case.

In 2010, the Village Walk Board of Directors was still dealing with the fallout from the 2008 national housing crisis. Approximately a quarter of the owners were no longer paying their monthly association dues and the Board consisted of only three members who frequently disagreed. Poor financial decisions combined with owners defaulting on dues meant that the Village Walk reserves were basically nonexistent.

Current Board President, Bruce Ross, says that Board meetings were a disaster. Meetings would go on for hours and yet nothing was accomplished and they weren’t getting any help from the management firm they had hired. “Meetings became a community gripe session. We’d have up to 40 members showing up just to complain,” recalls Mr. Ross. It was clear that something needed to change.

In 2011, Mr. Ross and the other board members unanimously agreed to change management companies, and RPMS CEO John Farizell came on as their new Association Manager. The first thing John did was take a detailed look at the finances. At the time, Village Walk was paying a hefty sum to their maintenance company in spite of the fact that there was no clear scope of work and not much being done. John helped the Board to separate from the existing maintenance company (a subsidiary of the former management firm) and instantly saved Village Walk about $40,000 annually. He then negotiated new maintenance, landscaping, and garbage contracts and helped to run Board meetings more efficiently.

Village Walk continues to thrive with well-kept grounds and monthly property walkthroughs that help prevent problems. Owner complaints are rare because issues are unusual and always dealt with quickly and effectively. A routine maintenance schedule means that the Board is always aware of future property needs, such as parking lot resurfacing or exterior painting so there are no surprises. This association that once struggled with financial instability is now in the top 10% of associations in San Diego for reserve funding.

When John started Reliable Property Management Services in 2018, Village Walk happily signed on as a client. Mr. Ross says there was no question about continuing the partnership because John’s knowledge and expertise had transformed the Village Walk association. He explained, “The Board doesn’t worry because we trust that John will take care of the property, as well as plan for the future.”

RPMS FOUNDER TO COACH LCCPW 13U NATIONAL TRACK FOOTBALL TEAM

Reliable Property Management Services Founder and CEO, John Farizell will coach for a second year with the La Costa Canyon Pop Warner Association. For the fall 2023 season, he will coach the 13U National Track team, alongside returning Offensive Coordinator Matthew Petree and Defensive Coordinator Steven Herring. John is thrilled to continue with LCCPW and looking forward to the new challenge of coaching at a more competitive level and working toward getting the team to the National Championship in Florida.

The LCC Pop Warner program serves youth football players and cheerleaders in Cardiff, Encinitas, La Costa, Leucadia, Olivenhain, and north Rancho Santa Fe. LCCPW includes both Local Track and National Track teams. National Track teams compete against the top teams in the West Coast Conference, WESCON Regional Conference, and the Pop Warner National Conference. National Track rosters typically include veteran players and those who demonstrate superior athletic skill during football assessments.

John enjoyed coaching for the LCCPW program last season and looks forward to helping his players continue to develop their skills both individually and as a team. Over the years, RPMS has been a team sponsor for multiple youth sports programs, including little league, softball, and football. Regarding his commitment to youth sports, John says, “Volunteering as a coach is a great way to get involved in our community doing something that I not only enjoy but that I believe really benefits the kids involved. RPMS being able to sponsor these teams is an added bonus.”

RPMS WELCOMES NEW TEAM MEMBER, DARREN NIELSEN

RPMS is excited to introduce Darren Nielsen as our new Assistant Property Manager. Darren is a much-needed and welcome addition to the team.

Darren grew up in the Bay area and earned his Associates degree in communication before taking a job in the mortgage industry. Over the years, he advanced as a DE-certified underwriter for FHA and reverse mortgages and later became a certified appraisal specialist. When Darren’s wife was offered a job in San Diego, they decided to relocate from the Seattle area. 

Darren’s ties to San Diego actually go way back to 1960 when his dad went through boot camp at the Naval Training Center, now known as Liberty Station. As one of our longstanding property management clients, we’ve witnessed firsthand how Liberty Station embraces its historical roots, especially this year as they celebrate the 100th anniversary of the Naval Training Center opening its doors.

After years of dealing with the ever-fluctuating mortgage industry, Darren was ready for a change. Having known RPMS CEO John Farizell for years through their kids’ school and little league program, Darren jumped at the chance to join the RPMS team. He hit the ground running, assisting clients with work orders, project bids, managing violations, and many other tasks.

In his free time, Darren enjoys spending time with his family, traveling to some of their much-loved destinations like Seattle and Lake Tahoe, fishing and helping out with two sons’ sports teams.
